The D.W. Close Company
Schedule Development and Schedule Maintenance
The Challenge
The DW Close Company won the contract for the electrical work on the refurbishment
of the Seattle Opera House into the Marion Oliver McCaw Hall. Work on the project
started in late 2001 and must be complete for an inaugural performance in May of
2003. The DW Close Company invited Bluewater to support
them in the development of the schedule for the electrical work.
The Process
To meet our client's needs we created a schedule using Microsoft Project 2000.
The overall job was broken down into the appropriate areas of Forum, S Café,
Lobby, Auditorium, North Addition and Loading Dock within the building. A
standard series of tasks, with appropriate logic representing the distribution
of electrical power and fixtures was generated for each area. An estimate of
the number of work hours and cost was made for each task within each area.
These were then related to the constraints of the general contractors schedule,
balanced with appropriate crew sizes and task duration, in order to optimize
the overall work force for the project. The tasks were then related to the
Schedule of Values produced by the General Contractor. As work is done, the
actual progress is monitored and the record of hours spent on each task and
the value of the work completed is reported.
The Results
With the benefit of a cost and resource loaded schedule that is regularly
updated, Bluewater's client is much better able to
report progress, forecast resource requirements and billing amounts.
